Provided you haven't entered into a contract with them and aren't somewhere in the closing process, then yeah, you don't have to sell to them, and if you're a racist bigot about it, it really want make any difference as far as I understand it. I don't think they'd have any real legal recourse that'd hold up even if you were discriminatory while selling private property. They might chimp out though.
