Are you retarded? I'm going to pay way less in taxes overall because of this house. I get a $2,000 tax credit each year, the interest is tax deductible, I pay less taxes by claiming head of household, and I can itemize my taxes now and get breaks for charitable donations (everything I take to Goodwill is a tax write-off). My mortgage is $1097/month, and that includes principal, interest, property taxes, homeowners insurance, civic associate dues, and mortgage insurance. I already have a friend living with me paying $500/month rent, so it's like I'm really only paying $597, which is WAY less than anyone in my area pays in rent and I pay less taxes than the suckers paying rent. The seller paid $7500 towards closing costs and I got $5000 from the county to help with the down payment. Down payment, closing costs, inspection, first insurance payment and everything came out to about $7500. I still have another $6000 sitting in savings. To answer your question, yeah, I'm good on taxes.

Renting only makes sense for the short term. Any longer than two years is too long to rent, in most cases people should be buying. Assuming you got a decent price, you did good.
