Two acres is not a lot. You get what you pay for. There are no other homes or buildings for miles, which means there's no infrastructure in that area for running water or electricity. It's cheap because it's undeveloped and it's probably undeveloped for a reason. Being one mile from the Tennessee river, it's probably marshland that floods often. It may not even be fit for permanent structures.

If you want inside info on this go to TC and put up a request to bert. He lives there and can check it out for you. He might request $3 for a pint of something but he also has a long term investment of some land for income. Being serious here so give bert a try.

In Calif 3000 wood buy you a few feet of land.
