Love visiting Manhattan but for very limited times of year and for just a visit

Available NEW units to live in with a great parking spot underground

http://rt.com/usa/186476-nyc-million-dollar-parking-space/

Manhattan’s One Percenters will now have one more type of real estate investment that the have-nots of the world could never hope to afford: $1 million parking spaces. The spots for sale cost more per square-foot than the luxury building’s apartments do.

A new luxury development in New York City’s SoHo neighborhood, 42 Crosby Street, will offer 10 underground parking spaces in the 10-unit apartment building. Each spot will be offered for a whopping $1 million, which will cover the full term of a 99-year lease, the New York Times reported. So, after all that money spent on a place to park their car, investors will not actually own the spot. But they will have a storage space and charging station.

The spots are spacious, between 150 and 200 square feet each, or $5,000 to $6,666 a square foot. The nine three-bedroom units upstairs will cost between $8.70 million, or about $3,170 a square foot, and $10.45 million, around $3,140 a square foot. The duplex penthouse will be listed for $25 million. And that doesn’t include the monthly common charges for operational expenses.

In comparison, a 275-square-foot SoHo studio was listed for-sale-by-owner in November for a measly $295,000. “Good news: it has a bathroom. Bad news: the wall separating the bathroom from the kitchen is about three feet high,”Curbed New York wrote in its description of the so-called micro-dwelling.

Only 23 percent of households in Manhattan ‒ the most expensive of the Big Apple’s five boroughs ‒ own a car, NYCEDC.com reported. The average cost of rent there was $3,873 in July, while the median sales price of an apartment was $920,000 in the second quarter of 2014, according to real estate blog MNS and the Times, respectively.

But to the richest of the rich, having a private parking space in their apartment building adds caché.

“Most ultrahigh-net-worth individuals have car collections as well as service vehicles for their staff,” Giles Hannah, a senior vice president at Christie’s International Real Estate, told the Times. “Parking is in serious demand and has proven an excellent investment with no sign of a decline.”

“When someone is paying $50 million for an apartment, another $500,000 for the luxury of not walking a block or two and having your own spot, I guess it becomes a rounding error,” Izak Senbahar, the president of the Alexico Group, said.

The city is becoming known for its massive wealth gap and how it shows in real estate. In July, the New York City Department of Housing Preservation and Development approved plans for a 33-story high-rise on the Upper West Side that will sport 219 luxury units and 55 affordable ones. But the wealthy residents won’t have to rub elbows with the building’s “poor,” as the two sets of units will have separate entrances. While wealthy residents will be able to enter the building from its designated front entrance, affordable housing tenants will be required to go in through a back alley.

"This ‘separate but equal’ arrangement is abominable and has no place in the 21st century, let alone on the Upper West Side," Assemblywoman Linda B. Rosenthal (D-UWS) said to local news outletWest Side Rag when the plans were unveiled. "A mandatory affordable housing plan is not license to segregate lower-income tenants from those who are well-off. The developer must follow the spirit as well the letter of the law when building affordable housing, and this plan is clearly not what was intended by the community."

The founder and chief executive of the brokerage firm CORE in Manhattan, which is handling the sales and marketing at 42 Crosby, sees nothing wrong with how the development is pricing the parking spaces.

“We’re looking at setting the benchmark,” Shaun Osher told the Times. “In real estate, location defines value and parking is no exception to that rule.”

In SoHo, Osher added, there are “few to no options” for parking, let alone a private spot in your own building.

So fucking packed with to many people. However some terrific art places and music and shopping - Terrific places to eat. Love places where restaurants are combative at being the best.

New Orleans and San Francisco has similar situation - San Diego its more laid back with Mexican food just one arms reach away no matter where one is. Seafood of course is massive supply FRESH - Great Sushi but the best stuff is of course air terminal to air terminal for overnight shipment and pick up

Actually I do enjoy aspects of a crowed city. Nice to visit but its kinda like people are more jammed up like animals in cages of zoos in crowed city -

I live HAVE always lived in least populated areas close by a major city - Grew up in a brand new city that was formerly farm land - turned overnite in2 mass of 3 bedroom houes
Married and moved to the least populated part of Los Angeles and by design chose Ocean which of course is more costly so it keeps mass of people OUT - Yet it was just 20 minute drive to huge part of city

Currently I am in a tiny hamlet with tiny population - We do not even have a Mc D's here - BUTTTTTT 15 minutes away and I am in downtown San Diego - 25 and I can be across the border in2 Mexico er which is in one instant very much 3rd World with shanty towns only 10 more minutes drive.

But no thanks re living inside a crowed Zoo - I even have for real farm land growing some ultra classy stuff for export to the best places in world - Most of veggies for Wolfgang Pucks places are grown just 7 to 12 minutes East of me - I can but do not do my daily run directly in2 Farm country of San Diego

Rancho Santa Fe and this guy famous among those in the no - Alice Walters Wolfgang Puck - He leases out the farm land 5-7 minutes away from to Rancho Santa Fe just almost next door to me
I grow some basil ok lots of pots of Basil - Used to grow other herbs but here with Morning dew and Fog which is expected major tomorrow is great for Lobilia flowers in pots n ground cover but sucks for herbs other then Basil which on occasions has to be cut back re tiny white flies - My next door neighbor the SRF Church however has figured out how to do lots of herbs and They trade me for me doing tech stuff to keep them happy re security to keep people from cooking up their Koi in ponds of many

Photo is one of his farms and as crow flies about 9 minutes or so East/bit just a tiny bit south of me - Hummmmmm Map next

Yep I sure do. Bet you live in a place that has a North South East West?

Directly North of me as in can toss a base ball over the wall of Church but Koi Ponds are far nuff away North of me not even a Pro ball player going to get ball in2 ponds is SRF Church

West of me is pure 100% Ocean - So its hummmmmmm This photo you can see just a touch of my house on bluff and North of that is Church Stuff

Directly South of me is City of Solana Beach with locally famous Belly Up for music n dancing n parties and also lots of Craft Brews a brewing

That leaves East of me and Map is as U C

Hope U2 Have North South East West Oh and directly South of Solana Beach is Torrey Pines and UCSD and the Nude Beach aka Blacks - And I can run from here to Blacks currently for most of this month with tides super LOW long nuff to do the round trip with miles left over cause its just a few miles as line of site along beach

Cobbled system of valves and pvc with sensors that have probes in soil. Gardner mows the grass front n back and border plants are taken care of by Gardner cause I tend to over water n kill plants.

Lots of hanging pots which are all sensor'd with kinda drip irrigation system. My fav flower which thrives in this coastal area is as in photo but I have a variety including ground cover and for that I lean towards lots of those deep blues and purples - Basil I hand water because I have yet to get the sensors to match wot Basil likes and need to research this but for now its me or Gardner watering

Now this is a subject I wood love to discuss. Until very recently I had one hell of a collection of Whiskeys and still do BUTTTTTTT I made a very bad assumption and now I have to decide wot to to about it. Being able to offer tastings as with wines with friends is fun. Whiskeys one pours this and that of Single Malts Scotch or Single barrel Bourbons or something of that order.

With wine when its a great bottle even if its in a flite of say 10 bottles - Usually the one winning most liked wine ends up as empty bottle - Such is not practical with Whiskeys. I assumed the very high proof wood not end up as oxidized like wine does when saved. Damn was I wrong on that so no more large collection of expensive Whiskeys until perhaps someone comes up with some Nitrogen gas system for various bottle tops and I am not even sure I wood go for that.

Also I do not mean to say that in its class Makers Mark is the best of that class. Someone may like Wild Turkey and I sure do and the Wild Turkey Kentucky Spirit is terrific yet I have settled on Makers Mark and even if someone says its pedestrian, Jack Danial's which is not legally allowed to be called Bourbon - I am happy when a friend pours some for me and for friends I keep several bottles here to open.

Scotch I have my Favs based on a blind tasting conducted by someone Indy knows from years of history on a set of 4ums - Great Gal with husband from Scotland and they ran a tasting for me to clue me in - Damn wot a great evening that was - Shellfish dinner of massive variety with Voxeralla (now departed) who asked me to select a major Syrah/Shiraz, which most people say White only with Seafood but such a rule runs out of gas when the best wine is always from a region where one is eating and that region might not even grow white wine grapes.

I for one never expected a powerful Red to go with Shellfish like Lobster raw oysters/clams/shrimp etc - A Great wine with great shellfish was was just was amazing breaking rules or not and then off to do a blind tasting of single malt Scotches that ran the gamut of regions in Scotland and I took great notes for later use but again wot Pleased me the most might not please many re how much smoke or how little smoke.

Anyway thanks for mention as you did cause you are not wrong on this - Wot pleases you pleases your taste buds but then again you have not mentioned your fav. I just think I settled on Makers cause I did over the years but do open a range of Bourbons that might cost 3times as much - BUT NOW when I do that I am hesitant cause who wants to toss out a bottle 80% full when you no its going to get oxidized if I decided to drink Scotch for a couple of weeks b4 switching

By the way this is a test that should shock anyone. Open your most fav brand of beer and pour some in glass and sit on a table and put top back on bottle and back to fridge - 5 MINUTES later compare the capped vs the beer in glass - Beer oxides RAPIDLY to not so much a good taste AND I do mean exactly 5 minutes

> I like how everyone's bullshit gets called out except no-one's EVER told me I'm not a cat. I mean I am though but I don't expect anyone to believe that

I took Cat has a moniker which may have nada to do with the animal Cat. After all by me using Syntax which comes from years of Unix commands that give me Syntax Error
These days its very rare I get such errors when using the codes for telecom stuff. Everyone does it different but lots of similar and on occasion I might fug up with codes for Verizon which are the old AT%T codes Exactly but for Satellite stuff there are all 2 often codes close but just a tad different cause some coder doing C++ GOT stuck on C++ format to extend to Unix

So you Cat is or is not animal cat?

Tail and body through brush but never the head and then that day when off in the distance the total Lion - but my close encounter as in along side of me for hours - Never did see it

Other fun close encounters - Currently when Surfing almost every day I am so close to Porpoises and wood love to touch one but they never come close enough2 and often seem to no I want to and they sorta laff at me BUT ONE DAY I just hope

@527,133 (The cat)

Never been near one of those snakes. Other then Rattlesnakes which are very common where I hike the only other snakes are totally harmless but very colorful -

Memories re a story in the news years ago - Young brothers about 12 years old out on a hike in Chatsworth Ca near LA - They came across a Rattle snake and got frightened and ran right over the cliff to instant death. On a run about 6 years ago I almost stepped on a Rattle Snake - I sure SPEED UP LoL

Led a hike in Malibu and at start of hike a 9 year old with mother near by finds a rattle snake and picks it up by tail - Mom tells me he does that all the time.

So later I had a gal slip and fall and hurt her wrist (to get the group away from her I sent them ahead) also that slip fall was a multiple fracture when gal went to hospital

So I catch up with group and that kid says to me there is a Rattle Snake ahead and I did not pay much attention to him. Kinda did not believe him. Dumb me

I hear this rustling and look in bushes along trail side and see wot looks like a Mountain Gross all black with feathers which does not compute cause such does not exist in that area. I stick my head down in brush and its a major monster huge giant BLACK Rattlesnake all coiled up to strike and my nose is 3 or 2 inches from fangs.

For some odd reason it was ready to strike butttttt - Needed to get group past snake so I got a stick and tried to get it to move but it just wood not budge one inch - HAD to route group around that snake - Perhaps it was with snake babies? So far its the dumbest thing I have done in life I can think of. I suspect one bite and death wood have become me quick re so close to brain

30 years old was some years ago. So they are older NOW
And its not wot many think so its just NOT that. Actually I have never ever had such experience but was offered several times in other relationships. One at a time is more then enough but hey at least again there is much proof I was married for a long time and it sure took me a long time in court 3.5 years with that mean as fuck Gloria Alred to deal with and come out more then OK but IRS might have other things to say re it taking them such time to get their nasty cut of money. Plus I told them in advance I was not going to pay tax for those years until court was over

Because U yes U cannot end up with female contact u just cannot deal with those who have contact with live real girls - Besides u probably hang with dudes u do in butt so a real girl wood turn u off.
