I never heard the term desktop application before and not sure what this term actually means.
Can it be any term of program like Microsoft Office or does it have to be something like Rainmaker?

apps are tiny programs made on applets, which are tiny mac computers. unfortunately app makers made the coolest icons and so everyone started wanting apps from applets on everything instead of full blown professional software programs.
so here we are today and now even some apps are huge "programs" but they are shit (for the most part) and are still written in crayon on Mac applet "computers," and they still have the coolest icons so everyone wants them anyway.

An application is software that directly helps a user perform tasks.
The two intersect, but are not synonymous. A program with a user-interface is an application, but many programs are not applications.

Computer games, word processors, web browsers are examples of such applications.
A mobile application would be any app that runs on your mobile phone.
Facebook, Angry Birds, etc.
