looking at some posh ass condos near disney... Found a three 3br for 2k a month. So like split 4 ways that would be a little over $500 a month? Maybe $600?
What do you guys think? I'd owe HOA dues and shit like that. I'm scared.

No, technically the person who owns the condo owes HOA dues. Even if they claim that it is included in the rent, there is fuck all guarantee that they will pay them. A lot of people renting a property to make money leave it to the renters or just don't do it at all. (Good luck getting a pool key or fending off angry HOA people if that is the case.) It's actually better if you think about it as if YOU owed HOA dues, as trying to squeeze extra money out of all the people you live with may become a time-wasting exercise each month. Be warned: renting and paying HOA fees is a major fucking drawback unless your roommates are elderly pensioners who are reliable people whose life-plans don't change and live on a fixed income.

Yeah, you'll want at least a few months' worth of savings so that you can pay the full rent if your roommates flake out.
Who pays utilities? Who takes care of the lawn, regular maintenance, etc.? Find out average utility bills from neighbors (not the landlord), if you're responsible for that.
