I want to move. My landlord is my friend though, and I know she cant afford it if I move out.
I don't want to seem like the bad guy, but I hate it there. It's too much of a commute. It doesn't feel like home.
I know she won't be my friend anymore if I move out. Which is fine I guess, it will happen eventually. I just feel really bad about it.

We tried to find renters. Did not work out. It's extremely tough given the location is in the suburbs. Only sketchy people showed up.

My friend's lives in SF and would love it if I moved there. The thought of finding a new job scares me. New situations and people are too much for me. I'm pretty pathetic.

a) end friendship, move to easier life
b) live in a difficult location in an apparently dodgy area, maintain friendship

She can't sell for year or she has to return a tax credit of $9k.
The area isn't dodgy, it's low-mid middle class blacks. It's just across from public housing (suburb public housing, the houses look fine and 75% of the people are great neighbors. Mostly older/sickly people, but a few families. Really, only the people axross from us are bad. They are across from us though, so it kind of sucks (some nights are as funny as they are scary though).

Well that's shit. You could always stay for another year as a favour to her if you wanted to maintain friendship. Just tell her now that you plan to move when that period is up, that way she'll know you're staying as a favour to her.
