All the research points to mutual respect, higher enduring levels of affection, and more frequent sex in cohabitation. Because both partners have an out, especially when they’re not stuck in some retrograde “common law” jurisdiction.

What is the point of marriage? I’ve done it twice with good intentions and it was a dumpster fire. I’d also be averse to someone moving in. Of course you can’t say these things.

Marriage is still a useful institution.
If you have an easy out because you aren't married, then women you approach are going to factor that in.
It would be a lot easier to find quality women if men had a way to prove commitment.
As it is now, more people are single/seperated/gay than ever. Doesn't really matter how you plan on treating a woman if you can't prove it.
