You can rent a reasonable double room and survive comfortably. You could even rent a small 1 bedroom flat if you got lucky or moved to Essex and commute in. It's above the London average. If you have a partner or close friend you can even combine your rental income and do better.
Life gets considerably more comfortable if you're on over 50k which is achievable if you're on 40k as you need some kind of skill to earn that anyway.
I'm on slightly over 90k and have no rent or mortgage but I live like someone on less because I pile loads of money into a pension.

A lot of money for that barge. You can get a brand new top of the line wide beam 58 ft long for about 150k. I assume it comes with the mooring lot.
